The "Old Fashioned" list it and let it sell approach is dead. 95% of home buyers use the internet to search for homes, most of those buyers actually purchase a home they find online. 9 Steps To Success:


1. THE PARETO APPROACH 
(The #1 Most Important Factor When Listing Your Home)

Selling a home for what it's "WORTH" isn't as easy as some may think. Some sell for more and some sell for less. With my proven approach, I will share what the word "WORTH" really means and what we will do to determine the worth of your home. I will show you the easiest way to sell your home for more money and the single most important CAUSE leading to a higher sales price.

*The Pareto Principle (also known as the 80/20 rule, the law of the vital few, or the principle of factor sparsity) states that, for many events, roughly 80% of the effects come from 20% of the causes.

The 20% is vital and the 80% is trivial.

For Example:

  • 80% of your income is derived from 20% of your work.

  • 80% of a business's income is derived from 20% of their customers.

  • 80% of your value to an employer is derived from 20% of your work.

So, you might wonder what in the world this has to do with selling a home? Well, in a nutshell, it means some things are substantially more important than other things. In other words, things are not equal. Approximately 20% of what you do matters. The other 80% is insignificant.

So how can we apply the 80/20 Principle to selling your home? The answer may surprise you!

 


 


2. **Negotiations** and no I'm not talking about the negotiating that happens once an offer comes in! Although being an expert negotiator will assure we put as much money in your pocket during the actual offer to contract period, it will also help assure we get to closing day. As a Certified Negotiation Expert (CNE)®, I have very specific training that enables me to position my sellers for the absolute highest rate of return on their investment. Please note, negotiations even happen prior to even listing your property. This is an extremely important step to the process. I will explain in detail when we meet!

3. Post your home to thousands of websites including a virtual tour that will be used on social media platforms like Facebook & YouTube to market your listing. This mass exposure has led to more views and sold listings. **This tour is in addition to the 360° home walk-through that is attached to your listing on every real estate search site (like Realtor.com & Zillow). 5. **Very Important** - Test the MLS! There's a great chance this step may end up being the very reason your home is seen by shoppers and sold over a competing property. Price, location, good pictures, and a great listing are worthless if this step is missed!! I can't stress the importance enough. I will share the secret and shocking results when we meet.



6. For each listing, I spend my own money, right away, to make sure your home receives top attention in what's known to be the "make or break" time frame of your listing. The CORRECT EXPOSURE during the first 2 weeks on market is the single most important factor we consider when listing your home. We have to make sure to drive traffic to your home with everything we do, during this time period! There has to be an emotional desire to be in your home! We will help you create that! We will make sure you aren't lost in the masses! This very important marketing approach could potentially make or break you by thousands.
