Flood Risk & Flood Insurance:

 

So, let's talk flooding for a moment. Not just flood risk, but also flood insurance.

 

There are many misconceptions among homeowners as to what these terms mean. Why? Well, in part because of the communications received from those doing the advising throughout the purchase process. Or maybe it's not a lack of communication, but instead not in a practical language buyers fully understand.

 

And dare I say.. in some cases it's neither.

 

It's not that the homeowners have misunderstood, but even worse that those doing the advising didn't understand the process themselves. If there is any chance this is you, I'm very sorry! There's a chance those conveying the information didn't mean to misrepresent in any way. They simply weren't educated on the process themselves.

 

Today, I'm tackling common misconceptions and hope that at the very least it creates some homeowner awareness.

 

Flood Risk Overview:

  • There are various zones which are determined by flood risk.
  • The lowest risk zone is referred to as flood zone "X".
  • Flood risk is not only determined by ocean storm surge, but also heavy amounts of rain often associated with a tropical event. Flooding can occur many miles inland due to heavy amounts of rain, where the ocean levels are not impacted whatsoever.
  • Know your area of risk! View not only current maps, but future proposals as well.
  • To date, there are properties that have flooded that are located in the lower risk zone "X" and also properties located in the highest of risk (VE) that have not. Access your personal risk tolerance first and foremost!
  • Just because a 30 year home has not flooded, does not mean it never will!
Flood Insurance Overview:
  • Please avoid determining your option of flood coverage based on the language commonly conveyed "not within a flood zone".
  • There are various levels of risk and commonly the level of risk impacts the cost of coverage.
  • At the time of this video, Mortgage underwriting guidelines do not require coverage in a flood zone "X". This does not mean the property will never flood!
  • In many cases, flood insurance can be less expensive in an "X" flood zone risk.
  • At the time of this video, there are various types and levels of flood coverage.
  • At the time of this video flood insurance is a separate policy in addition to HO3 (homeowners, wind, & hail)
  • Unlike common HO3 policies, there are various levels of coverage based on the private providers and federally backed insurance program (NFIP).
  • Some policies can be transferrable at sale, while others are not.
  • At the time of this video, personal property like pools, additional structures, decking, docks, seawalls, etc; may not be covered by the program and level of coverage you have. Please speak with an insurance expert to learn more.
Now that you have some basics, I hope at the very least it has helped with some sort of education of both flood risk & also insurance.
